Hi Mike, I am in S Cal also, I germinate my seeds outside in the greenhouse using only pumice and cover with Saran Wrap with success. I have not try heat mate, and seeds were just cover by laying thin layer of small pumice on top of the seeds. I have   Some of the Older plant bloom last year. Hope this will help

My initial thought is 80 degree heating mat, sphagnum/pumice mix keep moist
sow  1/4 under soil.  Place them in high indirect light.

I’m open to all suggestions...tips tricks and exchanging a couple seeds for
a 3-5 year old plant all are good.
